IMED is a British company, based in South Wales with IMED Co. Bulgaria as our subsidiary company in Vama. With our extensive dealings with property in Bulgaria, we have produced a system allowing you to buy in the safest and most economic way. Our Bulgarian solicitors will assist in the smoothest of purchases.
The IMED System
Via our British solicitors and Euro Bank Account ( 95% of transactions are in Euros) your money is held in the UK until the time of purchase. You, or your representative can be in Bulgaria to sign the purchase documents and only then is the money transferred, thus ensuring maximum safety.
At the purchase time the money is transferred from our British solicitors Clients Account in Euros to IMED Bulgaria A/c In Bulbank, Vama. We will then draw out the purchase price, made out to the seller. Many sales in Bulgaria are done in cash. We at first were not sure, but discovered that this is quite normal and acceptable.
Buying Land
At present, current legislation , does not allow non-Bulgarians to purchase land without setting up a Bulgarian company. This is not an expensive matter and IMED can arrange this on your behalf. (Go to Price Chart) As in the UK, land is deemed agricultural or with planning permission. This will be indicated on all offers. Any agricultural land offered is in an area where planning permission can and has been obtained. Building costs vary as the more properties constructed together, the lower the cost, but a guide would be that a new build of a two bedroom property would be €20,000-€25,000 Euros!
New Developments
We can also guide you safely and assess, should you wish to purchase a property on one of the many large complex developments. Standards of design and quality are good in most complexes and are equal to Western European standards. The only noticeable difference is the price! (Go to Price Chart)
Existing Properties
The majority of existing properties on offer will usually require refurbishment of some kind, but this will reflect in the very low purchase price.
IMED Co. Bulgaria can organise all construction and decoration work, internal or external, with local craftsmen. These costs will amaze you. Labour charges are 20% of UK rates and in many areas 10%! There are also huge savings on building materials, furnishings and electrical goods.
